Mitarbeiter Technisches Gebäudemanagement (m/w/d)

Own the technical building services and maintenance of KölnBäder's swimming and sauna facilities in Cologne, from servicing and inspection through revision periods, modernisation projects, and warranty management.

Responsibilities

• Organise, steer, and carry out servicing, inspection, and repair of the technical building services.
• Run regular site inspections and assess short-, medium-, and long-term maintenance needs.
• Plan and organise the annual closure and revision periods for the baths.
• Analyse technical defects and develop and implement durable solutions.
• Plan and deliver modernisation, optimisation, and energy-efficiency measures.
• Take project leadership on capital investment measures from planning to delivery.
• Steer and coordinate external project managers, planners, and specialist contractors.
• Build and track warranty calendars and enforce defect and warranty claims.
• Ensure compliance with occupational-safety, fire-protection, and bath-specific technical regulations.
• Produce quarterly maintenance and inspection reports and support business-planning metrics.

Requirements

• Degree in building services engineering, building technology, electrical engineering, or civil engineering, or a comparable qualification.
• Alternatively a technical apprenticeship with corresponding further qualification and experience.
• Experience coordinating external planners and specialist contractors on technical projects.
• German-language working ability for regulatory documentation and reporting.
